We offer 2 levels of service for renting your property:

Fully managed – 10% of the monthly rent inc VAT

This end to end personal service includes;

  • marketing the property on all leading portals including Rightmove, Zoopla and OnTheMarket, including photography and a floor plan
  • displaying your property in our prominent office windows and attracting attention with our distinctive To Let boards
  • enthusiastically promoting your property to suitable people on our database, highlighting not only the best features of your property but also our beautiful local area
  • professional tenant referencing including credit scoring, credit search, previous landlord references, employment reference and guarantor reference where required
  • • full property inventory including photos (fee applies)
  • • Gas Safety Certificate (fee applies)
  • • Energy Performance Certificate (fee applies)
  • • Assured Shorthold Tenancy agreement (AST)
  • • Comprehensive Rent Guarantee Insurance (fee applies) including legal expenses, rent arrears are paid from day 1 and 75% of rent being paid during a 2 month void period
  • full deposit management with the Deposit Protection Service (DPS), the Government authorised custodial tenancy deposit protection scheme
  • standing order set up for monthly rental payments and payments are processed daily
  • check out at end of tenancy including inventory review
  • deposit return once both landlord and tenant are satisfied
  • regular property inspections
  • maintenance management and liaison with local reliable contractors

Tenany Find Service – 1 months rent inc VAT

Our tenant find service includes;

Inventory Fees

  • Up to 3 bedrooms £120 inc VAT
  • 4 bedrooms and over TBC depending on size of property

Gas Safety Certificate

  • £90 inc VAT each

  • £90 inc VAT each
